A new affordable housing complex is opening up in Brooklyn, giving New Yorkers a chance to experience the luxury lifestyle on a middle-income budget.

The new luxury 40-story building, Two Blue Slip, is located in Greenpoint, along the East River. It opened up in February 2020. It sits next to a sister tower, One Blue Slip, which opened in 2018.

The affordable housing lottery is now open with applications due by August 31, 2021 through the NYC housing connect. Under the affordable housing lottery, residents can get up to three months free of rent.

Rent starts at $2,370 per month for a studio and goes up to $3,530 for a three bedroom. There are also 35 studios available under the lottery, starting at $2,370. The lottery also includes 65 one-bedroom apartments at $2,542, 25 two-bedroom apartments at $3,063, and two three-bedroom apartments at $3,530.

Who is Eligible for Affordable Housing Lottery

Eligible applicants must have a median income range for households at 130 percent, with combined incomes ranging from $81,258 and $192,400.

The building is also expected to receive a tax exemption through the 421-a Tax Incentive program of the NYC Department of Housing Preservation and Development.

A Closer Look at Luxury Living

Two Blue Slip is sleek and modern with floor-to-ceiling windows, spacious kitchens, and wooden floors and counters. Each unit includes its own washer and dryer, and has a Latch keyless entry, where smart technology is used to enter each apartment.

The building also boasts high-level amenities such as a two-floor gym, a resident’s lounge, a children’s playroom, a pool deck, and two terraces on the top floors. The terraces afford stunning views of Manhattan over the East River.

The building was developed by Brookfield Properties and Park Tower Group. It was designed by Gary Handel of Handel Architects, whose notable projects include 33 Bond Street in Brooklyn, the Essex at Essex Crossing in Manhattan, and the National September 11 Memorial.

Two Blue Slip  has 359 units in total with parking spaces for 190 cars and bike spaces for 211 bikes. Leasing under market prices started in March 2020.

Two Blue Point is part of the Greenpoint Landing Development in Brooklyn, which is a 22-acre neighborhood with residential buildings, retail space, restaurants, and public spaces. Over the next 10 years, Greenpoint Landing is anticipated to build over 5,500 residential units.
